FHA Loan Program

FHA is geared towards first-time homebuyers.  Low income requirements, FICO scores down to 580 and a minimal 3.5% downpayment.  No funds for closing costs?  You have options.  Ask us about a seller’s concession or receiving credit from the lender towards your closing costs.

USDA Loan Program

Many people don’t realize they live in or are looking to buy in a rural area.  USDA allows 0% downpayment, 100% financing and is a great program for first-time home buyers.  Ask us if you’re in an area that is eligible!

VA Loan Program (Veterans)

Veterans can purchase a home with 0% down, 100% financing.  As a VA-Approved Broker, we are able to facilitate all aspects of the process including veteran eligibility, acquiring funding info directly from the VA concerning exempt status for veterans, VA appraisal orders, etc.  We do it all.

Conventional Loan Program

You do NOT need 20% down for a conventional mortgage! As low as 3% downpayment is all you need to qualify. While the credit and income requirements are somewhat stricter, there is the opportunity to remove mortgage insurance both up-front and monthly for first-time home-buyers that want to purchase with a Conventional mortgage.  Find out if you can qualify today.

Renovation / Rehab / Construction Loans

All too often do we see a home purchase die because there are repairs that need to be completed before the loan can close.  Whether it’s a new septic, updating or remodeling a kitchen, heating/furnace, etc.. renovation loans allow you to finance the work into your mortgage and close before that work even begins!  Close on homes that you could never purchase before without being a contractor or having a construction background. Great opportunity for first-time home buyers who want to buy a fixer upper, but aren’t handy enough to do the work.
